WEBSITE TERMS OF USE

BH CAPITAL GROUP Holding, a.s., Company ID: 094 58 581, registered office: Jiráskovo nám. 1981/6, 120 00 Prague 2 – Nové Město, Czech Republic, registered under file reference B 25637 in the Commercial Register maintained by the Municipal Court in Prague, Czech Republic (hereinafter "BHCG"), provides the websites available at www.bhcg.cz, www.bhcg.eu, and www.realitykostarika.cz (collectively, the "Sites") under the following terms and conditions (hereinafter the "Terms").

Please read these Terms carefully before using the Sites.

Site Content

BHCG declares that it holds all rights necessary to operate these Sites, including intellectual property rights, and in particular rights to all content on the Sites, including texts, graphic design, technical drawings, graphics, images, and photographs displayed on the Sites, as well as copyright in the selection and arrangement of files contained on the Sites ("Content").

All Content on the Sites is protected by applicable law, in particular Act No. 121/2000 of the Collection of Laws of the Czech Republic (the Copyright Act), as amended, as well as other applicable legislation. The public is not permitted to use the Content in any manner other than as expressly permitted by these Terms. Unless otherwise specified herein, Content may only be used for personal and non-commercial purposes.

Certain Content on the Sites intended primarily for media use, such as the BHCG logo and photographs of BHCG shareholders and management, may be made available to the public for free download at BHCG's individual discretion upon submission of a request to the email address listed in the "Logos and Photo Gallery" section ("Presentation Materials"). This does not affect the conditions governing the subsequent use of such content. Where BHCG permits a requester to download Content as described above, the requester must use such Content in accordance with the specified conditions, or, where no specific conditions are set out, in accordance with these Terms.

BHCG expressly states that the public is permitted to use unaltered and unmodified Presentation Materials in connection with BHCG's activities, in compliance with applicable Czech law and good morals, and only for purposes and in a manner that (i) will not harm the reputation of BHCG or of any entities forming a group with BHCG under Section 74 of Act No. 90/2012 of the Collection of Laws of the Czech Republic (the Business Corporations Act), as amended (hereinafter the "Group"), and (ii) will not interfere with the rights and legally protected interests of BHCG, the Group, or third parties, including individuals depicted in photographs.

The following uses of Content and Presentation Materials are not permitted:

• For advertising or promotional purposes of any kind, including promotion of political parties or movements
• In materials that aggregate content capable of misleading through false information, damaging the reputation of BHCG, the Group, or third parties, including individuals depicted in Presentation Materials, or that may violate Czech law, undermine public morals or public order, including materials that discriminate on the basis of religion, race, or gender, or that promote violence or other unlawful conduct
• For sale to third parties
• For further modification, adaptation, or subsequent use of such modified or adapted Presentation Materials and Content

The following are also not permitted, within the limits of applicable law:

• Redistributing, retransmitting, or republishing Site Content, making photocopies of Content, or storing Content in publicly accessible data repositories
• Removing intellectual property notices or similar rights notices from copies of Content
• Creating, through systematic downloading, an electronic or structured manual database containing all or any part of the Content

When using the Sites, you must not disrupt the operation of the Sites, use the Sites to transmit harmful files, or attempt to access any non-public areas of the Sites. You are required to respect all intellectual property rights in the Sites and their Content.

Limitation of Liability

The Content on the Sites is for informational purposes only and does not constitute any form of advice, recommendation, or commitment on the part of BHCG, and is not intended to be relied upon by users when making or refraining from any specific investment or other decision.

Given the number of sources from which BHCG obtains Content and the nature of electronic distribution via the internet, BHCG provides no warranties as to the accuracy or completeness of the Sites, Content, software, or services available through the Sites (collectively, "Site Services"). Site Services are provided on an "as is" basis and may contain errors.

To the fullest extent permitted by applicable law, BHCG hereby disclaims all warranties, conditions, or obligations of any nature, including warranties of fitness for a particular purpose, express or statutory warranties, and warranties or obligations relating to the accuracy, timeliness, or completeness of the Content and Site Services.

Links and Contributions

The Sites may contain links to websites operated by third parties or other entities within the Group ("Third-Party Sites"). To the extent permitted by law, BHCG bears no responsibility for the policies and practices of other entities, nor for the content or availability of linked Third-Party Sites, and has no interest in becoming a party to any transactions involving goods or services available through Third-Party Sites, nor does it bear any responsibility for such transactions.

When visiting Third-Party Sites, you should familiarize yourself with and comply with their terms of use.

Certain areas of the Sites may contain information provided by third parties ("Contributors"). Contributors are responsible for ensuring that materials submitted for inclusion on the Sites comply with applicable law. To the extent permitted by law, BHCG bears no responsibility for errors or inaccuracies in materials provided by Contributors. Accessibility Statement

BHCG declares that these Sites aim to ensure maximum accessibility of all content and features to all internet users. However, BHCG reserves the right to restrict access to certain information on the Sites and to limit such access to users meeting specific criteria, as BHCG may specify on the Sites or as required by applicable law.

Governing Law and Jurisdiction

Use of the Sites and these Terms are, where permissible, governed by the laws of the Czech Republic. Any disputes arising in connection with the use of the Sites or these Terms shall, where legally permissible, be resolved by the competent court in the Czech Republic in accordance with Czech law.

Final Provisions

If any provision of these Terms is found by a competent public authority to be ambiguous or invalid, the remaining provisions shall not be affected in terms of their validity and enforceability, provided that the ambiguous or invalid provision can be severed from the rest.

Failure by either party to exercise any right or remedy under these Terms shall not constitute a waiver of such right or remedy.

BHCG reserves the right to amend or modify these Terms at any time without prior notice.
